We Deploy the Equipment
We arrive at your already-clean, completely vacant property, place our commercial ozone generator, seal the space, and let it run. Ozone circulates through the entire air volume, penetrating walls, carpet fibers, ceiling, and every cavity the air can reach, breaking down odor molecules at the chemical level. We do not clean, vacuum, or prep — that is your responsibility before we arrive.
You Get It Back Fresh
We return to collect the equipment. Ozone converts back to oxygen and fully dissipates within 1-2 hours after treatment ends. No fragrance. No masking spray. No chemical residue. The unit smells completely neutral and is ready to show or rent.
The Non-Negotiable Requirement: Nothing Living in the Building — and You Clean First
You must clean before we arrive. Ozone destroys odor molecules in the air and embedded in surfaces — it does not remove dirt, debris, pet waste, food residue, or surface grime. If the property has not been cleaned before treatment, ozone will reduce the smell temporarily but it will return as the uncleaned source continues to off-gas. We will not be responsible for results in a space that was not properly cleaned beforehand.
Nothing living in the building during treatment. The property must be completely clear of all people, all pets, all birds, all fish, all plants, and any living thing during the entire treatment cycle. Ozone at treatment concentrations is dangerous to breathe — this is non-negotiable.
Apartment complexes with occupied neighboring units are not suitable. Ozone can seep through shared walls, vents, and hallways. This service is for standalone homes, detached units, and vacation properties that are fully empty during the treatment window.
Know the Price Before We Start
All prices below are for a standard 24-hour treatment cycle. Most jobs are completed within this window. Severe or heavily embedded odors may require additional time — we will tell you upfront if that is likely, and the extended day rate applies.

All prices are for ozone treatment only in a fully vacant, pre-cleaned unit. Cleaning, vacuuming, and surface preparation must be completed by the customer before we arrive. Extended day rates apply if additional treatment time is needed: +$150/day (studio), +$175/day (1 bed), +$200/day (2 bed), +$225/day (3 bed). We will always discuss this with you before extending.

How Vehicle Treatment Works — And What You Must Do First
Your responsibility before arrival: vacuum the interior, remove all trash, food, and personal items from the cabin. If there is visible dirt or residue, wipe down surfaces. Ozone treats the odor molecules in the air and materials — it does not clean surfaces. A dirty cabin will give incomplete results and we cannot be held responsible for that.
What we do: You drop off your vehicle at our Bellmawr, NJ location with the interior already cleaned. We seal the cabin, run the ozone generator for 1–2 hours with your HVAC system recirculating air through all vents, then ventilate the cabin fully. You return to a fresh, odor-free interior.

The Odors That Survive Everything Else

What we will tell you before you book
Heavy long-term tobacco smoke: If a tenant smoked indoors heavily for several years, ozone will significantly reduce the smell — but deep nicotine residue embedded in carpet backing, wall paint, and subfloor may mean results are not fully permanent without also sealing or repainting surfaces. We will tell you this upfront. For these jobs we can still dramatically improve the space, but we will not promise a result we cannot guarantee.
Active odor sources still present: If saturated carpet padding, rotting material, or wet urine is still in the unit, ozone will reduce the smell temporarily but the odor will return as the source continues to off-gas. Address the source first, then call us.
For cannabis, pet, musty, cooking, and moderate smoke odors in fully vacant units, ozone is highly effective and results hold as long as the source is not reintroduced.
